Short answer: The Strand is the full-service resort option: about 105 condos, townhomes and lofts right on Okanagan Lake with a private beach, pool, year-round hot tub and a 51-slip marina. Mandalay is a 28-suite lake-view building across the road from the Vernon Yacht Club, with no moorage. Silverton on the Lake is a small 1990s townhome community where every home has its own slip. Tuscan Terraces is a gated enclave of 18 waterfront houses on a bare land strata, each with a private slip.
All four are within a few minutes of each other in Okanagan Landing, and buyers often tour more than one. Here's how I explain the differences.
How do the four complexes compare at a glance?
- The Strand Lakeside (7343 Okanagan Landing Road): about 105 homes, built around 2009. One-bedroom condos to two-storey townhomes and penthouse lofts. On the water with a private sandy beach, seasonal heated pool, year-round hot tub, courtyard fire pits, heated underground parking and a 51-slip private marina. Slips are owned separately from the homes.
- Mandalay (7922 Okanagan Landing Road): 28 suites, built in 2009. Mostly two-bedroom, two-bathroom homes of about 1,400 to 1,500 sq. ft. Not on the water, but many suites look over the yacht club marina and lake. Seasonal pool and hot tub, fitness room, elevators and secure parking. No moorage.
- Silverton on the Lake (7701 Okanagan Landing Road): a small townhome community built in the mid-1990s. Recent listings have been three-bedroom townhomes with double garages and a shared beach. Every home has its own slip in the complex marina, recently around 35 ft.
- Tuscan Terraces (7373 Brooks Lane): 18 Mediterranean-style homes on a gated bare land strata, completed as recently as 2017 to 2018. Each home has its own garage and a private slip, some with boat lifts, plus a beach and a pool at the water's edge.
Which complex is best for boaters?
If a slip is non-negotiable, Silverton and Tuscan Terraces include one with every home. At The Strand, some homes come with a slip and others can buy or rent one from another owner, so you have the option without paying for it upfront. Mandalay owners usually look at the Vernon Yacht Club across the road. See how The Strand's marina works.
Which is best for lock-and-leave living?
The Strand and Mandalay are the easiest to lock and leave: condo living, secure parking and the strata looking after the grounds. The Strand's fees also include natural gas, water, sewer and snow removal, which keeps your monthly bills simple. Silverton and Tuscan Terraces are closer to owning a house, with more space and your own garage, but more for you to look after.
Which has the most amenities?
The Strand, by a margin: private beach with a protected swimming area, seasonal heated pool, year-round hot tub, landscaped courtyard with pergolas and gas fire pits, paddleboard racks and the marina. Which is the most affordable way into Okanagan Landing waterfront?
The Strand's one-bedroom homes are one of the most affordable ways to own on the water in the Landing, starting around $395,000 in my September 2026 update. Mandalay offers more space per dollar, but without water frontage. Silverton and Tuscan Terraces sit higher because you're buying a townhome or house with a slip included.
Can you rent them out?
Every home at The Strand qualifies for short-term rental with a City of Vernon business licence and provincial registration. Rental rules at the other complexes depend on their own bylaws and on BC's short-term rental rules, so I confirm them for each specific listing. See renting out a Strand condo.
Who is each complex a good fit for?
- The Strand: retirees, snowbirds, part-time owners and anyone who wants resort-style waterfront living at a condo price.
- Mandalay: downsizers who want a larger suite, elevators and lake views, and don't need moorage.
- Silverton on the Lake: boaters and families who want a townhome with a garage and a slip.
- Tuscan Terraces: buyers who want a newer waterfront house, a private slip and a small, gated community.
