Short answer: To sell well at The Strand Lakeside, price your home against recent Strand sales of the same layout, have your strata documents ready before you list, and give buyers a reason to choose your home over the other listings in the complex. In September 2026, 11 homes were for sale and six had reduced their prices, so pricing and presentation matter more than ever.
I live at The Strand, and neighbours often ask me what their place is worth. Here's what I tell them.
How do you price a Strand condo?
The best evidence is recent sales of similar homes in the complex. Two September 2026 examples: a two-bedroom, three-bathroom home of over 1,200 sq. ft. sold for close to $555,000, and a two-bedroom, two-bathroom plan closed at around $488,000. Active listings ranged from about $395,000 for one-bedrooms to $670,000 for top-tier layouts.
Within the same floor plan, these are the things that move the price:
- View: a direct lake view is usually the biggest difference.
- Slip: a home with a boat slip can command $55,000 to $75,000 or more.
- Floor and position: corner homes, upper floors and quick access to the pool and beach.
- Updates: a renovated kitchen or bathroom, done with strata approval.
- Rental history: a home with a strong short-term rental track record can appeal to investors.
Pricing too high is the most expensive mistake, because buyers here are comparing several similar homes at once. See the Strand sold homes history, or ask me for a free valuation based on the latest sales.
What do Strand buyers ask about?
Almost every buyer asks the same five things, so have the answers ready:
- What does the strata fee include? Point them to what's covered: gas, water, sewer, garbage, snow removal, landscaping and the amenities. See Strand strata fees explained.
- Does it come with a slip? Have the slip assignment paperwork ready if yours does.
- Can I rent it out? Yes. Every home at The Strand qualifies for short-term rental with a City of Vernon business licence and provincial registration.
- Can I bring my dog? The pet bylaw limits dogs to about 10 kg, so be clear about it up front.
- Are there any special levies coming? Buyers will read the minutes and depreciation report, so it helps to know what's in them.
What should you prepare before listing?
- A current Form B Information Certificate and the last two years of AGM and council minutes
- The depreciation report and current budget
- Slip, parking and storage locker details
- A list of updates with dates and any strata approvals
- The last 12 months of hydro bills
- Rental history and revenue if you've been renting the home
Having these ready shortens the subject period and gives buyers confidence.
How do you make your Strand home stand out?
With several similar homes on the market, the listings that sell first look the best online. That means:
- Professional photos at the right time of day, plus drone shots of the beach, pool and marina
- A walk-through video that shows the view, the layout and the short walk to the water
- Staging for the lifestyle: a set table on the patio, a clear view to the lake. My guide to staging a lakeside condo has a checklist.
- Marketing to the right buyers: Alberta, the Lower Mainland and snowbirds, not just local buyers

When is the best time to sell at The Strand?
Spring and early summer bring the most buyers, when the pool opens, the boats go in and the grounds look their best. But serious buyers shop year-round, especially retirees and snowbirds planning ahead. Fewer competing listings in the off-season can work in your favour. The right time is when your home is ready and priced right.
Why work with a Strand resident?
I live here, I track every Strand listing and sale, and I publish a monthly market update for our community. Buyers call me with questions about the building, the marina and the bylaws, and I can answer them from experience. If you're thinking about selling in the next year, let's talk about timing, pricing and preparation, with no obligation.
Frequently asked questions
What is my Strand condo worth?
It depends on the layout, view, slip and condition. In September 2026, active listings ranged from about $395,000 to $670,000. Ask me for a valuation based on the latest Strand sales.
Does a boat slip add value to a Strand condo?
Yes. Slip rights have recently sold for about $55,000 to $75,000 or more, and homes with slips tend to attract more buyers.
Can investors buy at The Strand?
Yes. Every home qualifies for short-term rental with a City of Vernon business licence and provincial registration.
How long does it take to sell a Strand condo?
It varies with price and season. With 11 homes on the market in September 2026, well-priced, well-presented homes sold first.
