The Strand Lakeside: Frequently Asked Questions

Answers to the questions buyers, sellers and owners ask most about The Strand Lakeside Resort at 7343 Okanagan Landing Road.

Buying at The Strand

What kinds of homes are available at The Strand Lakeside Resort?

The focus here is luxury waterfront condo homes and resort-style living at The Strand. You can browse featured homes, photos, videos, and sold listings to get a feel for what is available.

Is The Strand a good fit for buyers looking to retire or relocate?

Yes, especially if you want a lakefront lifestyle with a relaxed, upscale feel. It is a strong fit for buyers coming from Alberta or Vancouver who want more than just a home. They want the lifestyle too.

How does Sean help buyers find the right property?

Sean lives at The Strand, so he brings local insight you cannot get from a typical agent. That can help buyers understand the community, the building, and which homes fit their goals.

Where exactly is The Strand Lakeside Resort?

The Strand Lakeside Resort is at 7343 Okanagan Landing Road, Vernon, BC V1H 2J6. It sits right on Okanagan Lake in the Okanagan Landing neighbourhood, close to Paddlewheel Park and the Vernon Yacht Club, and about 10 minutes from Vernon's shopping and services.

When was The Strand built and how many homes are there?

The Strand was completed in 2008. The complex has roughly 105 homes, ranging from one-bedroom condos to two-storey townhomes and penthouse lofts, all set around a landscaped courtyard, a pool and the lake.

What floor plans and sizes are available at The Strand?

Homes range from compact one-bedroom plans of about 530–580 sq. ft. to two-bedroom homes of 940 sq. ft. and up, plus larger two-storey townhomes and penthouse lofts. Some larger corner homes are bigger still. Views, patio size and distance to the pool, beach and marina vary by home.

What do homes at The Strand sell for?

Prices depend on size, view and location in the complex. One-bedroom condos sit at the entry level, while larger townhomes, penthouse lofts and homes that include a boat slip are at the top. For current numbers, see the Strand sold homes history or ask Sean for a list of recent sales.

What documents should I review before buying a condo at The Strand?

Before removing conditions, review the current operating budget, the contingency reserve fund balance, the most recent depreciation report, the last two years of AGM and council minutes, the KAS3310 bylaws and rules, and the Form B Information Certificate for the specific home. Sean can help you request and go through all of them.

Can buyers from Alberta or elsewhere in Canada purchase at The Strand?

Yes. Many Strand owners come from Alberta and the Lower Mainland. Canadian citizens and permanent residents can buy here like any other BC property. Non-Canadians should get legal advice first, because federal rules currently restrict many purchases of residential property by non-Canadians.

Do any homes at The Strand come with a boat slip?

Some do and many don't. Slip rights are held separately from the condo under the strata's Exclusive Use Agreement, so always confirm in writing which slip (if any) is included, its size, whether it has a lift, and that the assignment will transfer on completion. Read more about boat slips.

Selling at The Strand

Do you help sell homes at The Strand Lakeside Resort?

Yes. The site is built around buying and selling at The Strand, with a clear focus on condo homes in this community. Sean is available to help with real estate at 7343 Okanagan Landing Road.

Why work with a resident agent when selling at The Strand?

Because he lives there. That means deeper day-to-day knowledge of the complex, the lifestyle, and the community details that matter to buyers.

Can I review sold homes before listing my property?

Yes. The site includes a sold homes list for The Strand, which can help you understand the market and see how similar homes have performed.

When is the best time of year to list a condo at The Strand?

Spring and summer usually show The Strand at its best, with the beach, pool, marina and gardens in full use and more out-of-town buyers visiting the Okanagan. Waterfront buyers shop all year, though, and a well-priced home with great photos and video can sell in any season. Sean can walk you through current demand.

Does a boat slip add value when selling a Strand condo?

Yes. Slips at The Strand are limited, and slip rights generally trade for about $55,000 to $75,000 or more, with lifts at the higher end. A home that includes a slip usually attracts more buyers. Remember that a slip can only be sold or leased to another registered owner in the strata.

What questions will buyers ask when I sell at The Strand?

Expect questions about the monthly strata fee and what it includes, whether a boat slip or storage is included, the rental and pet bylaws, recent special levies or upcoming projects, and the depreciation report. Having these answers ready helps your home sell faster and with fewer surprises.

How do I find out what my Strand condo is worth?

Contact Sean for a free, no-obligation evaluation. As a Strand resident, he compares your home against recent Strand sales, current listings, your view, floor plan, updates and any slip or storage you own, then gives you a realistic price range and a marketing plan.

It is all about lakefront living, resort-style comfort, and the Okanagan lifestyle. Think waterfront homes, local knowledge, and a community that feels connected to the lake.

Strata fees and costs

How much are the strata fees at The Strand Lakeside?

Based on homes listed in mid-September 2026, monthly strata fees ran from about $440 to $922. One-bedroom plans are around $440–$490, two-bedroom homes of 940+ sq. ft. around $731, and larger townhomes and penthouse lofts about $780–$922. Always confirm the current fee for a specific home. See the full strata fee guide.

What is included in the strata fees at The Strand?

The fee covers natural gas for your fireplace and barbecue, heating and cooling infrastructure, water, sewer, garbage and recycling, landscaping, snow removal, building maintenance, and the operating costs of the private beach, the seasonal heated pool and the year-round hot tub. It also funds property management, the on-site caretaker and the contingency reserve fund.

What do owners pay for separately at The Strand?

Owners pay for their own hydro (electricity), cable and internet. You'll also have your own home contents and liability insurance and property taxes. Everything else for day-to-day building operation is covered by the strata fee.

How are strata fees calculated at The Strand?

Fees are based mainly on each home's unit entitlement, which is its share of the common property and is tied to square footage and layout. Bigger homes pay more, and homes with the same floor plan pay about the same. The strata budget, and therefore the fees, is approved by owners each year at the AGM.

Who manages The Strand?

The Strand is strata corporation KAS3310. It is professionally managed by Accent Property Management and overseen by an elected strata council of owners. There is also an on-site caretaker. Official owner information and forms are on the community website, strandlakeside.com.

Are there any special levies at The Strand?

Special levies can happen at any strata when owners approve a large project. The best way to know is to read the recent AGM and council minutes, the depreciation report and the Form B for the home you're considering. Sean can help you request and review these before you commit.

Why do Strand strata fees look higher than some other condos?

Because far more is bundled in. At many condos you pay separately for gas, and there's no beach, pool, hot tub or marina to maintain. At The Strand, gas, water, sewer, garbage, grounds, snow removal and resort-style amenities are included, so it's best to compare the total monthly cost of living, not just the strata fee.

Marina, beach and amenities

Does The Strand have a private marina?

Yes. The Strand Lakeside Marina has moorage for 51 vessels, including 12 power lifts. It is for the exclusive use of Strand strata lot owners and is governed by the strata bylaws, the Marina Exclusive Use Agreement, the marina bylaws and the provincial Licence of Occupation.

How much is a boat slip at The Strand worth?

As of fall 2026, slip rights at The Strand generally sell for about $55,000 to $75,000 or more. Value depends on the slip's size, whether it has a mechanical lift and where it sits in the marina.

Can I sell or rent my boat slip to someone who doesn't own at The Strand?

No. Slips can be sold or leased only to other registered owners within the strata corporation, which keeps the marina private and tied to the community. Requests to buy, sell or rent a slip go to strata council through the Boat Slip Request Form on strandlakeside.com.

What if my condo doesn't come with a boat slip?

You still have options. Owners often rent open slips from neighbours for the season, or buy one when it comes up. Strata council has also applied to the province to add 10 seasonal personal watercraft ports, to be offered to owners first come, first served if approved.

What insurance and registration does my boat need at The Strand marina?

Every boat must carry at least $2 million in third-party liability insurance. Before mooring, register the vessel with strata council by submitting the vessel information form with a photo, your boat licence number and proof of insurance. Unregistered boats can be removed at the owner's expense.

Are there boat size limits or marina rules?

Yes. The maximum beam is 108 inches, and only one boat is allowed per slip. Boats must travel at dead slow in the marina. Fuelling, maintenance, repairs and any discharge are prohibited, as are swimming, waterskiing and towing from the docks. Boats are recommended to be out of the water by mid-October.

What amenities does The Strand offer?

Residents enjoy a groomed private sandy beach with a protected swimming area, a seasonal heated outdoor pool, a year-round hot tub, the private marina, a landscaped courtyard with pergolas and gas fire pits, heated secure underground parking and storage.

Is the pool open year-round?

The outdoor pool is heated and open seasonally, while the hot tub runs all year. That means you can enjoy a soak after a ski day at SilverStar even in the middle of winter.

Is there storage for paddleboards and kayaks?

Yes. Paddleboard racks on the shore beside the marina entrance are assigned to owners by lottery, one slot per strata lot, with a waitlist. Boards must be registered and display a strata sticker, and a small annual user fee may apply. Storage lockers are requested through the strata's storage request form.

Rentals, pets and rules

Can I rent out my condo at The Strand?

The Strand's strata bylaws allow both short-term and long-term rentals, which is unusual in the Okanagan. However, BC's short-term rental rules also apply, so whether you can offer stays under 90 days depends on whether the condo is your principal residence. Read the full rental guide.

Can I Airbnb my Strand condo if it's a second home?

Under BC's Short-Term Rental Accommodations Act, which applies in Vernon, stays of less than 90 consecutive days are generally limited to the host's principal residence. If The Strand is a second home, long-term rentals and stays of 90 days or more are still options. Always confirm current provincial and City of Vernon rules.

What do I need to do before tenants or guests arrive?

Give your tenants or guests a copy of the KAS3310 bylaws, complete Form K (tenants complete Part 1 and landlords Part 2) before the tenancy starts, and keep your Owner Contact Information Form current with Accent Property Management. If renters will use your boat slip, register their vessel with the renter vessel form.

Are pets allowed at The Strand?

Yes, with limits. The pet bylaw is commonly reported as one dog or one cat per home, with dogs up to 10 kg (about 22 lbs). Bylaws can change at an AGM, so always read the current KAS3310 bylaws before you write an offer.

Are there age restrictions at The Strand?

No age restriction is reported for The Strand. You'll find retirees, working professionals, families and part-time owners living here.

Can I renovate my condo at The Strand?

Yes, with strata council approval first. Submit pre-renovation photos, your plans, the Assumption of Liability Agreement and, for flooring, the Application for Flooring Alteration to Accent Property Management. Allow up to four weeks. Contractors must provide WCB clearance and liability insurance, and approved flooring and underlay are required to control sound.

Is there RV or trailer parking at The Strand?

No. RV parking isn't permitted on site, so plan to store an RV or trailer elsewhere. Residents park in the heated, secure underground parkade. Confirm how many stalls come with a specific home.

How does building access work at The Strand?

The main entrances use a phone-based entry system. Owners add their phone numbers through the strata's Entrapass form so they and their guests can be let in, and fobs are requested through the fob request form on strandlakeside.com.

Waterfront condo living in the Okanagan

Why choose a waterfront condo over a waterfront house in the Okanagan?

A waterfront condo gives you lake access, a beach and often moorage at a fraction of the price of a detached lakefront home, without the yard work, snow clearing, dock repairs or pool maintenance. It's a lock-and-leave lifestyle, which suits retirees, snowbirds and people who split their time between homes.

What should I look for when buying a waterfront condo in the Okanagan?

Look closely at what the strata fee includes, the health of the contingency reserve fund and depreciation report, the rental and pet bylaws, moorage availability and rules, beach access, view and exposure, parking and storage, and how the building handles winter. Comparing recent sales in the same complex is essential.

What is winter like at a lakeside condo in Vernon?

Winters are quiet and easy at The Strand. The heated underground parkade means no scraping ice, the strata handles snow removal, and the hot tub runs all year. SilverStar Mountain Resort is roughly 30 to 40 minutes away, so you can ski in the morning and be back at the lake by afternoon.

How far is The Strand from SilverStar, Kelowna airport and downtown Vernon?

Downtown Vernon's shopping and services are about 10 minutes away, Kelowna International Airport (YLW) is about 40 minutes, and SilverStar Mountain Resort is roughly 30 to 40 minutes depending on road conditions.

What is Okanagan Landing like as a neighbourhood?

Okanagan Landing is one of Vernon's most sought-after waterfront areas. It has a lake-community feel with Paddlewheel Park, the Vernon Yacht Club, Okanagan Landing Elementary, beaches and trails nearby, while still being a short drive from town, golf, wineries, Kalamalka Lake and Ellison Provincial Park.

Is the Okanagan a good place to retire?

Many people think so. The North Okanagan offers four real seasons, lakes and ski hills, golf, wineries, trails and a relaxed pace, with full services in Vernon and an international airport in Kelowna. A low-maintenance waterfront condo like The Strand lets you enjoy it all without the upkeep of a large home.
