Boat Slips at The Strand Lakeside: How the Private Marina Works

Short answer: The Strand Lakeside Resort has a private marina on Okanagan Lake with moorage for 51 vessels, including 12 with power lifts. Only Strand owners can use it. Some condos come with a slip and many don't. Slips can be bought, sold or leased, but only to other registered owners in the strata. In today's market, slip rights generally sell for about $55,000 to $75,000 or more, and slips with a lift sit at the higher end.

For many waterfront buyers the marina is the main reason to choose The Strand. Walking from your condo to your boat in a couple of minutes is hard to beat in the Okanagan. It's also the part of the building people have the most questions about, so here's how it works.

The marina at a glance

Does my condo come with a boat slip?

Some do and some don't, so check each listing carefully. Slip rights are held separately from the condo. A listing that says "boat slip included" should come with paperwork showing the slip's assignment under the strata's Exclusive Use Agreement.

As part of any Strand purchase I confirm which slip (if any) comes with the home, its size, whether it has a lift, and that the assignment will transfer properly on completion.

What is a Strand boat slip worth?

Slip values change with the market and with the slip itself. The main factors are its size, whether it has a mechanical boat lift, and where it sits in the marina. As of fall 2026, slip rights at The Strand generally sell for around $55,000 to $75,000 or more.

That can add a lot to the value of a condo that includes one. It's also a real asset for owners who don't boat, because a slip can often be leased out for the season.

The key rule: slips stay in the Strand community

If you own a slip, the bylaws give you some flexibility. You may be able to sell it separately from your condo or lease it seasonally if you don't have a boat.

The buyer or seasonal renter must be another registered owner within the strata corporation. You can't sell or rent your slip to someone who doesn't own at The Strand. That keeps the marina private and tied to the community, and it's a big part of why the docks stay quiet and well looked after.

Requests to buy, sell or rent a slip go to strata council through the Boat Slip Request Form on the official community website, strandlakeside.com, and are reviewed at the next council meeting.

No slip with your condo? You still have options

Buying a home without a slip doesn't rule out having a boat:

  1. Rent a slip from a neighbour. Owners who don't boat often lease their slip for the season.
  2. Buy a slip from another owner when one comes up.
  3. Ask about personal watercraft (PWC) ports. Strata council has been applying to the province for a permit to add 10 new seasonal PWC moorage ports. If approved, they'll be offered to owners first come, first served, one per strata lot.
  4. Store a paddleboard. New paddleboard racks beside the marina entrance are assigned to owners by lottery, one per strata lot, with a waitlist.

If a boat is unregistered, oversized, poorly secured or leaking fuel, council can have it removed and stored at the owner's expense, so it's worth getting the paperwork done before the season starts.

Can I rent my Strand slip to a friend who doesn't live here?

No. Slips can only be sold or leased to registered owners within the strata corporation.

If I rent out my condo, can my tenants use my slip?

Yes, as long as the renter's vessel is registered with the strata and they upload proof of insurance using the renter vessel form on strandlakeside.com.

Can I keep my boat in the marina over the winter?

Owners are asked to take boats out by mid-October. Check current council guidelines for winter moorage.
